GLASGOW EAST END
The East End of Glasgow is set to become one of the most exciting residential locations in Scotland in the next few years.
Glasgowís East End has already seen house prices rise faster than the rest of Glasgow over the last eight years, up by 132 per cent since the start of 1999 compared to 105 per cent for the city as a whole. Areas such as Dennistoun, typified by Victorian tenements, have become increasingly popular, particularly among those who want to live in or close to the city centre. Meanwhile, areas such as Glasgow Green have seen substantial re-generation allied to new residential developments. If you havenít seen the Peopleís Palace recently, itís well worth a look.
Nevertheless, the East End remains one of the most affordable areas in Glasgow with an average price of around £113,000, compared to £151,000 average selling price across the city and an average £180,000 in the West End of Glasgow. Combine affordability with substantial investment in new infrastructure and you get an area that is likely to see huge changes in the next few years. The driver of this change is the Commonwealth Games 2014. Glasgow is the host for these games and most of the investment to make it happen will take place in the East End of the city.
As well as new stadiums, there will a Commonwealth Village that will be converted to residential use once the games are over and new transport infrastructure that will include a new underground tube station in the East End for the first time. And itís not just the physical changes that will make a difference. The psychological impact of major new investment and global media coverage of the games could change perceptions of the East End that would kickstart another surge in property values in the area.
