Employment figures help to sustain market

One reason for a more positive outlook north of the border could be the better than average employment figures. 

While the number of unemployed people in England and Wales increased by 38,000 over the last three months, the equivalent figure in Scotland fell with unemployment dropping to a new record low.  The number of people out of work in Scotland fell by 17,000 in the three months to April.  Total unemployment, at 116,000, is 20,000 lower than it was this time last year. 

Unemployment is a major trigger for distressed sales and the positive employment outlook has been an important influence underpinning property values.  Losing a job or facing a sudden increase in costs may put homeowners under pressure to sell up quickly and accept any offer they get.  But, as the RICS pointed out in its monthly housing market survey, there is little sign of the distress selling and the majority of homeowners seem content to decline offers if they think they undervalue their home.

Overall, the UK employment figures look remarkably robust.  Although the unemployment figure for England and Wales rose in the last quarter, the total number of people in employment rose to an all time high of 29.55 million, the highest figure since comparable records began in 1971.  The rise in unemployment was the result of more potential employees joining the labour market.
