What if my Home Report Single Survey recommends repairs?
That depends on the nature of the repairs. The Home Report Single Survey has three repair categories ranging from 1 which means everything is fine to 3 which means that urgent repairs are required. Very few are going to be 100% perfect, so don't worry too much about the occasional category 2 repair. After all, a lot of our housing stock is 100 years old or more and you would expect homes of this age to need some TLC.
If the single survey does come up with a repair marked as category 3 - the most urgent category - this doesn't mean you can't sell your home, but it does present you with choices.
You can, of course, do the repairs yourself, in which case your home should emerge with a clean bill of health.
On the other hand, if you are reluctant to do the work, or if you think it would take too long, you can get a quote from a reputable tradesman to show any prospective buyers how much it would cost to put right.
Remember that the surveyor's valuation of your home in the survey will take the need for any repairs in to account, so you shouldn't have to adjust the asking price of your home any further.
If you are concerned about how your home might fare in an inspection, you can ask a surveyor to carry out a Pre-report inspection. These cost less than a Home Report Single Survey and will give you more time to decide on the best course of action for you before you instruct the full Home Report.
